1.0 Purpose of the Report 1.1 To determine an application for planning permission for 107 dwellings on land off Low Eggborough Road, Eggborough, North Yorkshire. 1.2 This application is reported to Committee because the Head of Planning considers this application to raise significant planning issues such that it is in the public interest for the application to be considered by Committee. |
2.0 SUMMARY
2.1. This application was originally reported to the 8th October 2025 Selby and Ainsty Area Planning Committee. It was deferred for a site visit, which is due to occur on 3rd Nov prior to the committee meeting, to allow Members of the Committee to consider the site and surrounding highway network.
2.2. The original report is attached at Appendix A. As noted in the verbal officer update from the 8th October Committee, since the report was drafted three additional objections have been received which raise no new issues beyond those already considered in the agenda. Furthermore, a Mr Ian Reynolds has provided a sworn affidavit confirming he acts for some of the site landowners and restates the case already made by the applicant regarding why he considers the proposed access arrangements acceptable. None of this additional information changes the recommendation.
2.3. RECOMMENDATION: That planning permission be granted subject to conditions and prior agreement of a s106 agreement as set out in Appendix A.
